We are committed to ensuring that the buildings we own and manage are safe places to live, and we work continuously to meet our legal and regulatory responsibilities for building safety. 

We carry out regular inspections, maintenance, and safety checks to help keep your home and building safe. This includes managing risks relating to: 

  • Fire safety 

  • Structural safety 

  • Electrical safety 

  • Gas safety 

  • Lifts and lifting equipment 

  • Water safety 

  • Asbestos management 

What we do to keep our buildings safe:

  • Complete regular fire risk assessments within our communal areas. 

  • We have a testing and maintenance programme for all fire safety measures within our communal areas. 

  • Carry out routine gas and electrical safety checks. 

  • Monitor the condition of our buildings and structures. 

  • Inspect and maintain lifts and water safety systems. 

  • Review building safety risks and take action where needed. 

  • Keep safety information up to date and available to customers. 

Higher-risk buildings 

 

Some buildings are classified as Higher-Risk Buildings under the Building Safety Act 2022. These buildings are subject to additional safety requirements and oversight. 

 

For customers living in these buildings, we provide information about: 

  • The building's safety arrangements. 

  • How building safety risks are managed. 

  • What to do in an emergency. 

  • How residents can raise concerns or report safety issues 

How you can help 

 

Building safety is a shared responsibility. You can help keep your building safe by: 

  • Keeping communal areas clear of personal belongings and rubbish. 

  • Reporting any safety concerns as soon as possible. 

  • Not interfering with safety equipment, such as fire doors or alarms. 

  • Following any fire safety advice provided by RBH. 

  • Allowing access for essential safety inspections and maintenance.

Should you have a complaint - it's okay to complain 

Your feedback is really important to us and helps us improve what we do.

We’re committed to providing a good service. Whether it’s good or bad, we want to hear what you have to say. It’s okay to complain.

If you’ve raised concerns about an issue with our service and it hasn’t been dealt with quickly and effectively, please let us know that you remain dissatisfied.

How we deal with complaints about higher risk buildings 

Following the introduction of the Building Safety Act 2022, if you’re a resident in a high rise building, you can complain to us about the building risks for example: 

  • our communications to customers  

  • responses to raised concerns 

  • how we manage building safety risks 

Complaints will be dealt with in line with this procedure and referred to the Fire and Building safety Compliance Manager who will raise it with the accountable persons and principal person.

If you’re not happy with the way we're dealing with your complaint, you can refer the complaint to the Building Safety Regulator. We can also do this on your behalf.
